Alpha Subdivision & the ACA
Established in 1969, Pagosa Alpha Subdivision (Alpha) is one of the oldest covenant-controlled communities in the Pagosa Springs, Colorado area. Located in unincorporated Archuleta County, just minutes from the Town of Pagosa Springs, Alpha includes approximately 160 single-family parcels spread across 1,280 acres. The subdivision falls under Archuleta County zoning for Agricultural Estates.
Parcels in Alpha range from 5 to 40 acres and feature a mix of Ponderosa Pine forests and open meadows. This setting supports a rural lifestyle—some residents keep livestock, while others enjoy peaceful forest living with expansive views.
